There have traditionally only been two main types of sponsoring brokerages available for newly licensed agents to join: the broker centric model and the agent centric model. We'll explain what these are, as well as Hauseit's alternative hybrid model.

In the broker centric model, the firm and its brand are at the center. Usually these are "national" franchises with offices across the country. These broker centric companies typically spend a lot of money on mostly useless brand advertising, and face nearly perfect competition with each other without much in the way of differentiation. Agents join to take advantage of free office space, printers and maybe free coffee. But otherwise, it is essentially a glorified WeWork where licensees can hang their license. Commission splits are generally low, and may start for newer agents at less than 50% split.

The agent centric model is all about the agent. These are typically smaller, high commission split companies that don't bother doing any branding at all. They often offer 100% commission split plans, but make their money by nickel and diming their agents through a variety of hidden fees. These hidden fees can even include transaction fees (i.e. a flat fee of a few thousand dollars per transaction).

In fact, in both the agent centric and the broker centric models, there are usually a variety of hidden fees such as franchise fees, desk fees, software fees, E&O insurance fees and so on. Furthermore, in both these models, the agents are entirely expected to source and execute their own deals. This essentially means begging your friends and family to do business with you when you don't have any experience yet.

Newer agents can shadow their mentors or other senior agents in the beginning, and help out on deals to gain experience before striking out on their own. We've always firmly believed that the best way to learn is by doing.
