Just because you're selling FSBO, ideally via an Agent Assisted FSBO listing service offered through Hauseit, doesn't mean you shouldn't offer something market rate to buyer's brokers.
In fact, you should strive to offer at least the competitive, going market rate to buyers' brokers in your area (i.e. 2.5% to 3% in major metro areas like NYC and Miami). That's because most buyers are represented by buyer's agents, and if you don't want to be "off-market," you'll need to properly engage all buyers including represented buyers.
To do this, you'll of course need to be able to contractually offer commission to buyers' brokers in your local MLS. Since only brokers can list properties in the MLS, you won't be able to do so properly as a traditional FSBO seller.
That's why it makes more sense to pay a small flat fee to list your home on your local MLS through a service like Hauseit, and as a bonus your home will be automatically syndicated to hundreds of 3rd party websites from the MLS such as Zillow, Trulia, Homes.com, Realtor.com and so on.
So in short, just because you're selling FSBO or via a flat fee MLS listing service doesn't mean you should skimp on the buyer agent commission. Try to offer something market rate so buyer's agents won't avoid your listing.
You can make sure of this by contractually offering commission on the MLS via an Agent Assisted FSBO through Hauseit.
