Since you are thinking about investing in a home on Belmont Shore in 2020 or 2021, I thought now is the perfect time to review the current housing market.
The Belmont Shore housing market report covers single family homes for sale which makes up the bulk of properties that are sold.
As you will see in this short 3 minute video on Belmont Shore homes, the average selling price is $1,546,910 which is UP 7.5% over 2019.
It is taking 61 days for a Belmont Shore house to receive an offer and open escrow after being listed for sale.
Belmont Shore homes are selling for 98.28% of the listed price. I always say price the home to sell and your chances of getting an offer from a buyer are high...instead of overpricing and sitting on the market for a long time.

Balboa Island Sales for November 2020 in Newport Beach California
Before you decide to invest in a Newport Beach home on Balboa Island, I thought you should learn about the current pricing trends for this neighborhood.
In November 2020, the average selling price was $3,387,938. That is up 1.10% from 2019 at this time in November.
It is taking 105 days for a Balboa Island home to receive an offer and open escrow. The days on market is lower for homes that are price below $800,000 in the city. The higher price ranged properties take longer to sell.
Balboa Island homes are selling for 95.74% of the listed price. I find this is good to know when it comes to negotiating a price to offer.
