Had a great show tonight, here are some highlights Started off with a discussion of how a real estate agent looks at a “hot” housing market….it’s not that great…And, what I like to do. We talk about the Silicon Valley Bank drama. And we take a definition of “Moral Hazard” and see how that definition relates to the current federal efforts to “secure” the banking system. 30 year mortgage rate tumbled again today. What is this about? We take a look from mortgage news daily. Most of the tweets tonight were related to the Silicon Valley Bank issue. One particular tweet got annoying…just because no taxpayers are bearing the brunt of the new backstop, the clients of the banks are. And, all will pay with higher inflation going forward. Three articles How to talk to your clients about a market correction. I appreciated the author defining her various of what a market correction would be. After that, the question of luxury home owner versus average seller…I think the care that should be taken should be similar. A second article was about how real estate as an asset class dipped for the first time since 2012…It was a little hard to understand… Finally, an article about how the numbers aren’t making sense for homebuyers. I totally get that. What is going to happen when the interest rates go down and home prices go even higher because of real inflation? Not looking great any time soon. Welcome to the Sunday chill stream…a little less intense than the normal stream. Here are the things we discussed. I showed some houses…3 things came to mind 1. Why should my buyers pay 30k more for a house that was just purchased less than six months ago that has never been lived in and will net the seller 13 or more thousand dollars for doing nothing? 2. Time change….It takes me forever to get it figured out…so annoying. 3. When real estate agents show property they haven’t gotten a confirmation to show…so annoying. We went over some tweets. There was a lot related to Silicon Valley Bank and the non bailout bailout for depositors. Will it prevent a bank run on Monday? What will happen to the 30 year fixed mortgage rate? Finally, In my time on this earth I’ve noticed one sure way to make millions. Exploit the poor and the homeless. We review a story out of NYC where the well connected used a portion of the hundreds of millions of dollars earmarked for homeless to their own business benefits. It’s disgusting, and yet it’s a story as old as time. Someone paid 290 for a house In November of 2022, never lived in it, never repaired it, and then just put it on the market for 318…and the commission is likely around 15k since they are using a discount broker so should my buyers put in an offer? We'll talk about Silicon Valley Bank, just one day after the head of the bank said to remain calm and not panic....Bank has been taken over by the FDIC...Maybe more panic was actually in order. Hey There! We devoted a large portion of our show tonight to the issues related to the Silicon Valley Bank. Are they experiencing a run? Is that appropriate given the information presented? What’s going on? We look to cover this through various articles and tweets. We moved on to a discussion of a pilot program that seems to indicate that Fannie Mae may not require title insurance on some properties. This seems like a terrible idea….and in reading through the article, yes, just a bad idea. Finally, from a Zillow report, why would 84% of first time home sellers have regrets about selling their home..We went over the top 4 regrets. It seems like the article is actually more of a general overview of regrets one could have over a given number of years and not necessarily pertinent to the current home selling environment we’ve had over the past few years. The incentive to raise the sales price or lower the sales price is more of a function of working for your buyer or seller…it’s not about some sort of odd perverse incentive for more/less in commission. It’s good to be back! We started off with a frank discussion of the current residential market in St. Louis. Buyers are still everywhere…wild to see. We discussed some tweets, one in particular from Nassim Taleb caught my attention because he relayed a story about a real estate agent moonlighting as an uber driver. The driver/broker relayed that the real estate market is really hot, but in theory if the market was that great, shouldn’t the uber driver be selling real estate and not driving? Interesting….just an interesting thought experiment. If you were camping, and a bear was running to attack you, would you leave your slower friend to be mauled by the bear? What about other real estate agents… Finally, we went over an article that touched on reasons why some might decide to sell their home. It didn’t match up with what I usually see from sellers. The majority of sellers I see just want out of their house…there’s not a whole logic to it..much more emotional based decision making.
