Know that ANY properties 5 acres or less that is listed as unrestricted is now officially a lie. Now anyone who owns property 5 acres or less with a pond can no longer fish from it without a permit and you cannot hunt on it either. They claim it's to help fund fisheries but we all know better than that. It's the beginning of the end. Won't be long before they expand it to 10 acres then 20. So far kentuckians haven't challenged it.

I have never found Kentucky to be a racist state. Since moving here, I've found plenty of bias, but against people who moved here from somewhere else. Theirs a lot of folks who are big on Jesus, yet they'll take over your property and try to have you arrested for questioning them. Kentucky has friendly people here and there, but my experience so far has proven to me that those loud religious folks are the least trustworthy. Beware when moving here.

They attacked these people for their land to build a 15 minute city. The death toll is higher than reported and the morgues are full. We have to keep making and sharing videos until there is accountability.

Everyone here in Kentucky is all about Jesus until some of them come home from church and park in your driveway. Here's what happened when I asked him about it....

Like they're running a lottery on the poor, local gas stations arbitrarily impose $75 deposites on low income people. It was confirmed to me by a manager at People's Bank that it's being done. Though they don't support the practice, they have no problem charging overdraft fees when these random deposits are taken from locals accounts putting them into the negative. When gassing up in small towns like this GET A RECEIPT! Several calls may be necessary to get your deposit back when they take it.

Some people in the mountains are very uncivilized. Animals are objects that they abuse. This is one instance. They'll run over dogs, cats, turtles, frogs or whatever else and see nothing wrong with it.

When we bought this 2 bedroom mobile home with an addition on .25 acre we paid 35k. 16 months later we flipped it and picked up an extra 15k. We bought a 3 bedroom frame house on 2.5 acres in the unrestricted outskirts of Bell County Ky. It was a fixer upper too but this one were going to triple our money on. One thing for sure is I'll NEVER live in another mobile home again!

Keep in mind when investing in mobile homes there is only so much value you can ad. Spend wisely. Start with the electrical, make sure everything is grounded then go over the plumbing. Leaks, even a small one can lead to black mold. That's stuff is a killer. Also, take a look at those gas lines. If it's propane then copper is OK. If it's natural gas then it should be black iron.

Also consider the cost of goods and services. When you move too far out, everything can be very expensive when available including food. Unless you're fully prepared to bring on livestock to offset your grocery bill be prepared for food shortages, its more common than you might expect in romote situations. Always consider those unrestricted outskirts of higher populated areas. You don't want to drive two hours for a gallon of gas. Bugs are EVERYWHERE! Mobile home attract them.Get used to storing everything in re sealible containers. Ants will get in and swarm you if you don't including those warmer days in January and February. They're relentless!
