Buying a Home in Orange County

Beaches, more beaches, Disneyland, jobs and more jobs. In the Greater Los Angeles Area, Orange County, California has long ranked as one of the top metropolitan areas in the world for economic activity, standard of living and family life. As the trend has changed from urbanization to suburbanization, more are fleeing the dark winter of urban blight, seeking the suburban safety of The OC.
With less pollution, less noise and fewer crowds, Orange County offers some of the best schools, city colleges and universities. South Orange County spearheads the frontier of sprawling new home construction, development and growth.

Escalation Clause
Buying a Better Home for a Lower Price
When a home buyer is willing to pay more for a home, but prefers to offer less without the risk of losing the home to other offering buyers, an escalation clause is just the ticket. Getting a dream home for a lower price requires advanced strategies to increase the buyer’s chance of getting the property, while saving as much money as possible.
Escalation Clause
Home buyers often prefer to start looking first at the lower priced homes because they want to see the best possible deals. Buyers want a good deal, so they will check out the bargains to see if they’re attractive, and they can always go see higher price properties, and offer more later if necessary. Buyers can sometimes find money to go up in price if the cheaper properties are too much of a compromise. But they never want to waste money by offering too much. #escalationclause #millsact | Blog Video
When a buyer finds a property they like, additional items sometimes included by more advanced buyer’s agents in the offer are: Letter to seller (often called a Love Letter), letter from a reference, escalation clause (based on the buyer’s agent conversation with the listing agent), appraisal clause, inspection (advanced agents will make sure it is focused on safety and health), post occupancy, also based on a conversation with the agent.
The escalation clause is often used in today’s market because the good deals go very quickly, often with many competing offers from other buyers. This is especially true in the safer, suburban neighborhoods.
Here’s an example of what an escalation clause may look like:
Purchase price to be $400,000, unless the seller receives a higher offer from another buyer; in which case, this offer shall automatically escalate to $2,000 above the other buyer’s offer, to a maximum of $500,000. If the seller accepts the escalated offer, the seller shall provide proof the higher offer from the other buyer.
A more comprehensive example might look like this:
During the period that the initial offer remains open, should the Seller receive an executed written offer from another Buyer (“competing offer”) that is higher than the initial offer, Buyer hereby agrees to escalate his offer by increments of $ 1,500 until such time as Buyer’s offer first exceeds the then-existing competing offer. Buyer’s offer shall not escalate unless and until Seller has received a competing offer that exceeds Buyer’s then-existing offer.
Buyer’s offer shall not escalate beyond a total purchase price of $500,000. Seller agrees that each escalation pursuant to this Addendum shall be deemed a valid offer to purchase the property.
Each time there is an escalation pursuant to this Addendum, the Listing Agent must notify the Buyer’s Agent within one (1) hour of each escalation. If Buyer and Seller agree on a total purchase price pursuant to this Addendum, they agree to execute a Contract at such price, with all other terms of the initial offer remaining the same.
Buyer shall have the right to inspect complete copies of all written competing offers received by Seller pursuant to which there has been an escalation of Buyer’s offer.
Buyers want to offer the lowest amount that they can, and sellers want the most amount they can get; but in a competitive market where there may be multiple offers, buyers may lose out of the home they want if they are outbid by another buyer.
The option sometimes used in today’s hot markets is the escalator clause of a real estate contract. An escalation clause states how much the offer will go automatically above the highest offer received by the seller from other buyers. It also states a ceiling price that it will not go over. Besides being a faster ways to negotiate, the escalation clause reduces the chance that a buyer will lose out to a competing higher offer from another eager buyer.
Before using an escalation clause, the buyer’s agent should ask the listing agent if multiple offers have been received, or if multiple offers are likely to be received before the seller choses whom to sell to.
Also, the buyer’s agent must be able to confirm and validate any competitive bids that are received. A down side is that, by including an escalation clause with an offer, the buyer will show their hand as to how much the buyer is willing to pay. Some sellers may thus raise their expectations of how much they demand for the property.
A few sellers do not like escalator clauses, and may reject them. They would rather have a potential buyer offer their highest and best offer from the beginning.
In addition to powerful tactics in a purchase offer, the buyer’s agent also matters: Advanced buyers agents know that the listing agent would like to know why it is an advantage to work with the buyer’s agent, such as years in the area. Buyer’s agent may include in the offer reasons why the buyer’s agent will be extra likely to help get the transaction done successfully. The Corey Chambers Team, for example, has the unique ability to make transactions successful because the team gives the buyer a no-risk guarantee, and therefore the buyer is more likely to perform and to be satisfied with their purchase.

How to Turn Presidents Day into Your Penthouse
REAL ESTATE NEWS
Whether or not you’ve ever imagined yourself in the White House, you can use presidential power to get your dream home. Here’s how: | Blog Video
Start by thanking and appreciating President Biden, President Trump and all other presidents. For some, this comes naturally. For others, it’s unimaginable to be appreciative of “the enemy.” For all of us, here’s an opportunity to escape the echo chamber of social media. Think for yourself, for your benefit! Presidents Day is here to remind us, not only of our presidents, but of the power of appreciation. But, how does this help us to get a nicer home?
Most readers of the Loft Blog are in the mindset of appreciating real estate. Many feel the need to move in the next few weeks or few months into an amazing, unique abode of our own. How does appreciation work to move our lives forward for the better? Recognition and enjoyment of the good qualities of something provides us a full understanding of the situation. You can’t catch, grab or carry newer, better things when your hands are full of lesser objects. The same holds true for mental and emotional baggage. When we abandon hate, anger, disdain, condemnation and lesser ideas, we open up the space to receive good fortune. By respecting and properly valuing something, we’re able to toss aside negative energy so that we can fully grasp bigger, more positive opportunities. When we focus squarely on the good things that we want in life, that focal point becomes a sharp, clear-cut attainable goal.
Whether it’s a house with a white picket fence, a top-floor luxury loft penthouse, or the White House, appreciation is a key to open the door of our dreams. By eliminating any and all spite or scorn from our minds, we open up to new possibilities that were previously unattainable. Appreciation of everything — our current home, our presidents of opposing parties — giving recognition gives us more power to balance, visualize and receive a better home and a better life. This appreciation effect grows exponentially when we take action by demonstrating that appreciation. To our past, present, and future leaders: Happy #PresidentsDay 🇺🇸

Industrial Live Work Space, Los Angeles House Inflation Rate, Stagflation and Real Estate Prices
REAL ESTATE NEWS
L.A. single family residence home prices went up while inner city condo prices fell in 2020. Real estate markets and the shifting economy are inexorably linked.
Real estate is one of the best hedges against inflation because inflation exerts upward pressure on home prices. We’re now entering a period of stagflation because a significant number of Americans are convinced that shutting down much of the economy can reduce viruses. It cannot. Colds and flu-like illness have always been with us, and shall be for the foreseeable future. Panic, hysteria, exaggeration and overreaction have always caused more harm than good. Shutting down jobs can only reduce wealth, decrease GDP and diminish resources needed for vital needs such as health care, food and housing. In addition to reduced real wealth, stagflation is also composed of money printing and quantitative easing. The federal reserve and federal government have committed themselves to unlimited money printing and unlimited quantitative easing. Their promise of unlimited money supply is a promise of runaway inflation. The dollar has already been crashing in relation to bitcoin dramatically for 11 years. Paper products and building materials have shot up dramatically. Stagflation is a combination of this inflation with the reduction of economic output — reduction of wealth. We’ve been promised more money and less wealth. That’s the stagflation that is now being delivered. How does this affect home prices? | Blog Video
New suburban home prices went up sharply in 2020 because the money supply was dramatically increased at the same time that the public was told to stay safer at home. Home owners were temporarily able to afford increases in the comforts of the single family home: home improvement, add-ons, expansion, new swimming pools, new home theaters, new landscaping, new computers along with more expensive homes. At the same time, most big city urban areas declined in perceived safety, desirability and price. These two trends are expected to continue, but most suburban homes are likely plateau in price around 2021 because the home improvement phase has already been accomplished, going “back to school” is going back in fashion, home prices are relatively high in comparison to GDP, and the overall economy shall face new crises as massive unwinding sets in for many industries. While big cities shall continue to bear the brunt, suburbs shall feel more financial squeeze as commercial real estate, travel, touring, restaurant, retail and other locked down industries realize exploding debt, failures, insolvencies and liquidations.

Buying a Home in Long Beach
Downtown Long Beach is home to some amazing lofts.
HOMES FOR SALE IN LONG BEACH, CA | UNLISTED | SOLD
Long Beach, California has several notable historic loft buildings with units for sale and for lease. Home of the Queen Mary and Hamburger Mary’s, L.A’s port city makes it easy to have a merry time. While Long Beach has its share of homeless, the sidewalks are a bit cleaner and perhaps a tad livelier today than those of Downtown Los Angeles. Real estate prices are also a bit lower in the queen city. It’s many parks and schools include Long Beach City College and California State University. One of the first retail stores to sell Apple Computers was the old Byte Shop on E Stearns Street, next door to Wendy’s. #lofts
In addition live/work condominium units with character, Long Beach also has many single family homes. While beaches are near, homes are relatively plentiful, and fun friends are abundant, many Long Beach residents find that they wind up commuting to jobs in Orange County. #longbeach #ca | Blog Video

Loft Lenders Los Angeles
Mortgage Home Loan Companies for L.A. Adaptive Re-Use Ordinance, Mills Act and Loft Conversion Condominium Purchase or Refinance | Blog Video
LA Loft Loans — Financing industrial and commercial loft conversions in the Los Angeles area can be accomplished much easier, with less hassle, and with a much better chance of success when the prospective home buyer or borrower knows where to look. Amazing lofts for sale provide uniquely inspiring live/work spaces. The buildings offer creative abodes for sensational living, productivity, efficiency and happiness.
Buying or refinancing a loft can turn into a catastrophe when attempting to use a lender who is not connected or experienced with the differences presented by commercial or industrial loft conversion condominium properties. In fact, it is the #1 most common disaster that trips up buyers and sellers when trying to transact a loft condo in LA. — A frustrating failure ensues most frequently when the buyer and seller each mistakenly hire an out-of-area agent who has no idea about the uniquely challenging financing issues surrounding live-work loft conversions. After a clumsy process of finding the right loft, and then finally getting into escrow, the buyer receives the unexpected phone call from the lender that goes something like this: “of course we cannot complete the loan as promised… we’re a residential lender and you told us you’re financing a residential property. This is not a residential building, so we can’t do the loan.”
Loft Mortgage
A free report has been prepared called “How to Get the Best Deal on a Loft Loan” that will help buyers and sellers to complete a live-work loft transaction quickly, smoothly and at the lowest cost, and how to find the right lender for the right loft. Also, how to get cash out to pay off bills in a way that is tax deductible. To get your free loft lending report, fill out the online form:

Buying a Home in Los Angeles
L.A. real estate today revolves around variety. Here are homes for sale in Los Angeles, California
LOS ANGELES HOMES FOR SALE | LOFTS | FOR LEASE | UNLISTED HOMES
There are lofts in L.A. It’s the land of variety, single family homes, condos, lofts, properties with character that offer a refuge from the ordinary. The average new construction home in the area is close to a million dollars. Tiny homes and container homes are nowhere to be found in the city of expensive regulations and bureaucracy. Those who want to get creative with building can do it, but they are expected to pay extra for the privilege.
Los Angeles real estate is today known for a growing number of homes exceeding the $100 million mark. Sylvester Stallone just listed his 21,000 sq ft digs for $110 million. Other celebrities have recently purchased and sold homes in the more modest $3 million to $27 million range.
The first thing to be aware of when considering the purchase of a home in the Los Angeles area is the homeless population explosion, and accompanying wave of violent crime. There’s a reason why the area is home to many homeless tent encampments and derelict motorhomes. It’s a warm paradise with little or no law enforcement of camping laws and substance abuse laws. Petty theft and many other crimes are also neglected by city officials and LAPD. The poor and the very rich are not required to follow the same laws that the middle class tax payers must follow. Most homeless are not offered proper shelter, safety and social services. Most wealthy are exempt from the problems, or are otherwise able to avoid problems of homeless tent encroachment, blocked sidewalks and streets, Millions of locals are still in denial of what they see in front of their own eyes. The international press, however, minces no words about the decaying city, U.K.’s Daily Mail dubbing L.A.’s current situation an “apocalypse.” The world is shocked at how Angelenos are allowing their city to be taken over by filth, junkies and violent criminals.
Los Angeles contains a variety of neighborhoods. Suburbanish neighborhoods like Sherman Oaks are not as badly afflicted as inner city neighborhoods in and around Downtown. | Blog Video
Some amazing older homes in the area qualify for significant savings in the form of property tax benefits, in exchange for owners maintaining the original architectural elements of antiquity. This includes several loft condominium historic buildings.
This region is subject to earthquakes. Most loft conversion condominiums have been retrofitted to prevent collapse in the event of a major seismic event. Other apartment buildings must undergo retrofit, particularly those of dingbat construction on flimsy stilts above parking spaces.
A few homes in the hills have septic systems, with no municipal sewer service. Even fewer Los Angeles homes have leased land. Most real estate in L.A. is fee land. A few neighborhoods, like Taylor Yard, have a 99 year lease of the land that the homes sit on.
Not everyone is moving out of Los Angeles. If they did, the home prices would not be increasing in many neighborhoods. In fact, there are almost as many moving into L.A. as there are moving away. They’re still paying a fortune for LA real estate — and taxes. Unfortunately, the city’s expenses are growing faster than revenues, as those moving into the city demand more services. Homeless generally don’t pay real estate taxes.
The entertainment capital of the world, Los Angeles offers upward mobility and rapid advancement of social status. L.A. is all about having lots of choices. Besides the Hollywood film industry, Beverly Hills wealth and California beach culture, there is too much variety and overabundance of neighborhoods, lifestyles, cultures, real estate types and architectural styles than one article can begin to touch on. Even with most of the restaurants stymied or shut down, LA is the place where one can enjoy a different restaurant every day, without ever running out of new restaurants to try. The same goes for variety in general. Surf in the morning and ski at night without leaving The Greater Los Angeles Area.
The same city with some of the world’s most valuable mansion estates also provides free real estate for homeless, albeit unlivable, unsafe and untenable . Fortunately, the city also provides some ownership programs for low and moderate income home buyers with very low down payments.
Some of the most popular neighborhoods sought after by Loft Blog readers include: Downtown Los Angles, Lincoln Heights, Chinatown, Boyle Heights, Pico-Union, Westlake, Echo Park, Elysian Park, Elysian Valley / Frog Town, Koreatown, Silver Lake, Hollywood, East Hollywood, Glassell Park, Cypress Park, Montecito Heights, Mount Washington, Highland Park, El Sereno, Eagle Rock, Santa Monica, Venice, the San Fernando Valley, Long Beach and Orange County.

Los Angeles Crime
When life delivers boatloads of lemons, turn them into an abundance of lemonade.
REAL ESTATE NEWS
Today, the City of Los Angeles gives unlimited free real estate to those who appear homeless, while property values plummet amid alarming lawlessness and erupting dangers. Anyone who may appear to be possibly homeless may erect unlimited tents, place unlimited derelict motorhomes, and store unlimited personal items indefinitely on sidewalks and streets in most industrial, commercial and unincorporated areas of L.A. The exceptions include wealthy neighborhoods with the most expensive real estate. Homeless activities are generally not allowed in rich neighborhoods. Poor and rich have special privileges in Los Angeles. Only the middle class must follow all laws and pay full taxes. We in L.A.’s middle class are required to pay for the special privileges and exemptions enjoyed by the wealthy and the presumed poor.
Because of these new free real estate laws and massive exemptions from most laws, sidewalks and streets are increasingly blocked, fewer people enjoy walking in the city. Pedestrians, especially women, children, homeless and disabled, are forced to trudge in the streets, where they are often injured or killed by automobiles. Most seriously, lawlessness breeds crime, which begets more serious and more harmful crimes.
Lawlessness, armed robbery and drive-by shooting across the street from Alta Lofts in Los Angeles
Crime has skyrocketed. Dumping, petty theft, vandalism, assault, armed robbery and drive-by shootings now occur regularly in neighborhoods that were once reasonably safe. On Christmas Day, a 20 year old man was shot and killed in our neighborhood. Last night, a drive-by shooting right across the street from Alta Lofts left one man injured. Today, his condition is unknown.
Many are choosing the head-in-the-sand or hide-in-the-basement approach to problems lately. We can choose to remain silent and hand over our rights and our lives. We can move away to other cities, states and countries, or we can do the right thing and speak up now to protect our homes. — Corey Chambers
As the skies darken, economy gets worse, property market plummets and optimism further fades in 2021, the astute understand that they can and must take advantage of unprecedented investment opportunities. Get a free list of Downtown’s Top Ten Best Investment properties. Fill out the online form:

Hyperinflation and Home Prices
An Inflation Monster has been created! What happens to home prices? How to survive and thrive. -- Blog Video https://youtu.be/eliwVc27SpY
REAL ESTATE NEWS
The Wall Street Journal recently reported that we’re at the end of a long walk off a short pier of high budget deficits, into an ocean of inflation — skyrocketing prices for food, gas and housing. Historically, this leads to high consumer prices that crush the economy. The cause? We’re suffering from novel economic oppression — government-induced depression and stagnation. Until free enterprise is restored, we shall continue to see a spastic dichotomy of extreme home prices in suburban developments, along with rapidly falling home prices in sinking major metropolitan centers.
Economic depression, which forces prices down, serves as the primary force masking serious inflation. A better word for this masked inflation is stagflation. In 2020, we entered a worse depression than the Great Depression of 1929. In terms of stock market crashes, unemployment spike and drop in GDP gross domestic product, we’ve dwarfed every adverse economic event in U.S. history. The only reason that the stock market is not in total shambles is because stock prices rise temporarily from direct government overspending, direct fed injections, deficit spending and inflation. The stock market is temporarily disconnected from fundamentals. In fact, Bloomberg calls the situation “the biggest financial bubble in history.” The crashy volatility of 2020 reveals the tremendous strains. This includes crushing downward forces that are being exerted on the markets by the government-caused demolition of Main Street and destruction of the middle class, compounded by the most deep, pervasive and persistent mass hysteria in modern history.
Free enterprise is the goose that lays the golden eggs. Our goose is being cooked. The government has diverted more resources away from small and medium sized businesses than ever before in history. In doing so, they have emptied the pockets of more middle class Americans than ever before. The unintended consequences have already begun to play out in a series of cascading crises, atrocities and crimes against humanity.
Panic causes more harm than good. In extended panic mode, people cause far more danger and damage than they avoid. The economic damage of lockdown, depression and price inflation rapidly trickles down to the struggling and poor. The United Nations has repeatedly warned that the most vulnerable and tragic victims of hysteria and lockdown are the hundreds of millions of children worldwide who are pushed closer toward starvation.
The U.S. and western world is in a quagmire and conundrum of choosing between capitulating to the worse economic depression in history or the illusory boom of unlimited money printing — certain runaway price inflation à la the Weimar Republic. History begs to remind us of the repercussions: When money becomes worthless, holocaust easily follows.
The basic components of home builders, the 2×4, more than tripled in price in 2020. According to Barron’s, the home price surge says inflation is real. The FRED M1 Money Stock chart confirms it: Inflation Monster Has Been Released. Hyperinflation is here. Bond holders beware. The keys to surviving inflation, stagnation and their resulting atrocities? The tried-and-true survival basket filled with cash, low personal debt, assets such as real estate, precious metals, stocks, along with the 11-year proven vaccine against the diseased dollar: cryptocurrencies.
For now, the U.S. chooses the wrong route — banana republic style edicts, censorship, propaganda and cover-up. Deceptive tactics cannot immunize us from economic reality. Only truth, light, capitulation and work ethic can overcome the most imposing of obstacles.

Downtown Los Angeles in 2021: It’s A Trip
What will this family uncover in Downtown L.A.?
Stranger Things in DTLA
As the Navarro family arrives in Downtown LA during the virus hysteria of the 2020s, DTLA resembles a modern-day urban ghost town. Half of the shops are closed and boarded up due to government-imposed lockdown. Fortunately, the wings murals are always open for some cool photos to put on Instagram and Facebook. That’s followed by Patxi’s Pizza, open for some delicious Chicago style deep dish pizza with outdoor dining, and then — something mysterious happened!
The highlight of their Downtown trip is the drive-into experience based on the hit Netflix show, Stranger Things! Designed for those who wish to avoid the “invisible enemy,” this brand new event concept lets you drive into the world of Hawkins, and unlock the secrets of the Upside Down. Fans of Stranger Things are sure to enjoy the experience, from the safety of their own car (under 7ft tall vehicles only), as they drive through an immersive environment, and park to watch scenes play out. Become part of the gang, while reliving some of the best moments from the Netflix series. Move through iconic sets, encounter favorite characters, and experience memorable scenes. Uncover the hidden secrets that reveal a sinister truth.
Masks are required while windows are rolled down. Located at Skylight ROW DTLA, the 1-hour immersive driving experience is recommended for ages 13+ and requires a car with a radio that has the ability to tune into FM. Snacks, soft drinks and themed merchandise are for sale contactless at the venue. Stranger Things: The Drive-Into Experience is at 777 Alameda St, Los Angeles, CA 90021

Corey Chambers Real Estate Newsletter February 2021 SoCal Home
LOVE REMEDIES A MULTITUDE OF WRONGS
Corey Chambers SoCal Home Newsletter February 2021 – Impactful Real Estate News
February brings in Valentine’s Day, where many of us scramble to make sure those close to us KNOW we love them! After all – Love is a many splendored thing. While love for our family and friends is the most important, I think it’s also important to express my love for helping people to find a home where their heart is. #valentinesday #coreychambers #news
Valentine’s Day is the unofficial (yet very popular) holiday that reminds us to give cards, candy and gifts to those who are important to us. It stems from thousands of years of fond history around the courtly love tradition associated with Saint Valentine of Rome. #chla #realestate
My favorite love description is: Love is patient, Love is kind. It does not envy, it does not boast, it is not proud. It is not rude, it is not self-seeking, it is not easily angered, it keeps no record of wrongs. Love does not delight in evil, but rejoices with the truth. It always protects, always trusts, always hopes and always perseveres. | BLOG VIDEO
I could go on with all kinds of examples like – Love Your Neighbor as Yourself, even go all business on you with accolades about how much we love doing business with you, or how much we love your referrals and more – but, the point is we do love helping people sell and buy real estate. And those people say we are good at it!
Also included with this month’s newsletter is a story about a very special child.
Please know that my team and I are eager to help anyone you know wanting to make a move, so much so, that we are willing to make an offer that they will LOVE – AND – the Kids at Children’s Hospital Los Angeles will love too.

Children's Hospital Los Angeles

As you may know, Children’s Hospital of LA does miraculous work in helping kids fight through and survive some of the worst life threatening diseases like cancer, Non-Hodgkin’s lymphoma, leukemia and more.
Make Children's Hospital your special valentineBUT they rely on sponsorships and donations to continue providing a uniquely supportive and healing environment. Donations also benefit families by helping to keep overall expenses as low as possible.
So, YOUR REFERRALS REALLY DO HELP THESE KIDS!

Children's Hospital Los AngelesWith all my appreciation,
Why I Support Children’s Hospital of Los Angeles
I grew up right here in Los Angeles. Born right nearby at St. Francis Hospital. I remember when I first heard about a young person close to our family suffering from a nasty disease and getting treated for that at Children’s Hospital Los Angeles. It was then that I began to pay closer attention to the work they do at that hospital. Since then, I have learned that it is a collection of hard working health care professionals, most making their home right here in the Los Angeles area, all coming together for a common cause. That cause is to help young people overcome unfortunate health issues that life sometimes throws our way. Being a Los Angeles, California native, I take pride in supporting in any way that I can the good work these people do at Children’s. My team rally’s around our annual goal of raising money and donating portions of our income to help Children’s in their quest to heal young people when they need healing. My team and I are committed to providing outstanding results for buyers and sellers referred to us by our past clients. I have discovered that Children’s Hospital Los Angeles shares similar commitments to their patients. And since their services survive on sponsorships and donations we are happy to contribute and proud to support them.
And remember, I want to make it easy for you to refer your friends, neighbors, business associates, or family members considering making a move, so here are some convenient options for you:
You can go online to www.ReferralsHelpKids.com and enter their contact info and we’ll take care of contacting them, or pass along the internet address directly to them

From Transplanted to Transformed
There are three-hanky stories, and then there are those that force you to make a run to Sam’s Club to buy Kleenex in bulk, like the one Oscar tells about his daughter Kairi in the moments before she was taken away for transplant surgery. By Jeff Weinstock
“I don’t know if I can get through this because it’s kind of hard,” he says preemptively, and then begins. “Kairi said she had some letters for us. She said, ‘You can’t read it! You can’t read it until I’m in the operating room.’ She gave one letter to me and one letter to my wife. She said, ‘Promise me you won’t read it until I’m in the operating room.’
“We went to get some coffee because we knew it was going to be a long night. We sat down and started reading the notes. On my note it said, ‘Daddy, don’t worry. Don’t get anxious. Everything’s going to be OK. I’ll see you after the operation.’ I still have it. I carry it with me all the time. She knew I get anxious when it comes to her. That put me at ease.”
When she handed him the note, it was folded and sealed with hospital tape, the kind used for binding up wounds, or securing a father for a long night ahead.
Fourth time’s the charm
By his own admission, Oscar frets easily. He wasn’t built for the strenuous wait that transplant candidates go through, drawn out to 18 months by the need to find a double-organ match to replace Kairi’s diseased kidney and liver. He’s the one who fielded the three previous phone calls from the Children’s Hospital Los Angeles transplant coordinator, with word that a donor had been found.
On each occasion, as the family was warned could happen, the offer fell apart, once because Kairi was second in line and the patient ahead of her accepted it; another time because the organs after investigation were deemed flawed; and the last time because the donor family had a change of heart.
But Oscar sensed this call was the one. “For some reason, I don’t know what it was,” he says, “it was a little bit different.”
Confirmation came when the transplant surgeon himself, Kambiz Etesami, MD, walked into the end of Kairi’s dialysis session with the consent forms for the family to sign. The operation was set for the following day.
Walking to the OR, “I couldn’t even talk,” Kairi’s mother, Roxana, says. “I was so overwhelmed. I was thinking, ‘Oh my god, this is it.’”
The surgery began on the evening of July 17 and ended the morning of July 18, spanning 14 hours in all. Outside of bathroom breaks, the only time Dr. Etesami stepped back from the operating table was to check that blood flow to the new organs wasn’t “kinking,” he says, and to see if the implanted kidney and liver were functioning. The donor was a small adult, so he had some concern about the fit in Kairi’s 11-year-old body.
“We thought she had enough room,” he says, “but you never know until you’re there. Her abdomen actually closed smoothly at the end.”
Finally, an answer
The follow-up on the procedure has been intensive and shared. Dr. Etesami stayed on for the first two precarious weeks, but his part has mostly ended, as Kairi’s kidney and liver specialists, Rachel Lestz, MD, and George Yanni, MD, respectively, now see Kairi in clinic frequently to monitor her organ function and her lab work.
The most significant result to come since the surgery was the apparent pinpointing of the source of Kairi’s liver and kidney failure, which had eluded the two doctors’ painstaking efforts to uncover it, having not surfaced in the earlier biopsies or genetic testing. The pathology on the explanted liver—the one that was removed—indicated autosomal recessive polycystic kidney disease, or ARPKD, a congenital kidney disorder that also affects the liver and, Dr. Yanni says, necessitates a double transplant in 20-40% of patients.
Adding things up retrospectively, both doctors had belated aha moments.
“I went back and looked at my original consult, and ARPKD was in my differential as a possible solution as to what could bring all these things together,” Dr. Lestz says. “I thought, ‘Oh, OK. That makes sense now.’”
If the finding can be corroborated by CHLA geneticists, as Dr. Lestz hopes, it’s an ideal outcome, as ARPKD can do no further harm to Kairi. It was erased for good once her native liver was taken out. There’s no threat of a post-transplant recurrence.
In fact, there’s a decent chance Kairi can stay out of harm’s way entirely if she keeps to her medication. She will have to take immunosuppressant drugs indefinitely to restrain her immune system from feasting on the new liver and kidneys it sees as trespassers. Dr. Etesami says some patients are fortunate to achieve tolerance, where their bodies come to accept the new organs as their own. But the majority can only hope for a workable truce. After a year or two of cohabitating, “usually the body and organs start to get along,” Dr. Yanni says.
Certainly Kairi has welcomed them like they were her adopted kin. She named them after her doctors. Naming your transplanted organs “is sort of a thing,” Dr. Lestz says.
The new organs both saved Kairi and revived her. It’s more than metaphor to say she seems to inhabit a new skin. Always dry and itchy, her skin is now a robust pink. She bounces from one thing to another, writing stories, playing with her dogs. Before, she stayed mostly in bed, tired and glum. She’s still too vulnerable to infection to get back to her sixth-grade class, so she’s being taught at home, with the intention for her to return to school in January.
She has returned to two of her favorite things that had been denied her. One was chocolate, whose high phosphorus content her diseased kidney could not filter out and made it a strict no. The second was swimming, which was forbidden because she couldn’t get her dialysis port wet. The family pool had been shuttered altogether since January 2017. If one couldn’t swim, then they all weren’t going to.
Soon after returning home from the transplant surgery, she went in the pool with her sister, though went in may be a little gracious. “She pushed me in,” Kairi says.
Dan Thomas, MD, Director of CHLA’s Liver Transplant Program, says in his visits with Kairi he has seen a total transformation. “She was a child who had no real purpose. She wasn’t very confident. She didn’t feel very well. Now she has direction, purpose. She feels good. The glass slipper fits.” — Courtesy Children’s Hospital Los Angeles

Buying a Home in Palm Springs
Los Angels real estate today revolves around escape. Here are homes for sale in Palm Springs, California
PALM SPRINGS HOMES FOR SALE | CATHEDRAL CITY | UNLISTED HOMES
There are no lofts in Palm Springs. It’s the land of single family homes, hotels and resorts that offer a popular refuge from the big city and cookie-cutter suburbs of Los Angeles. A few tiny homes speckle the desert, but they tend to heat up too fast in the extreme climate.
The first thing to be aware of when considering the purchase of a home in the Palm Springs area is the wind. There’s a reason why the area is home to many large windmills. It’s a wind tunnel. Fall, winter and spring bring very substantial windy conditions and wind storms that can blow like a sand blaster. When the wind blows from the southeast, a few times a year, Palm Springs gets a big whiff of the Salton Sea, with essence of sea salt and dead fish. Chances are that you already know that the area is a desert with summer temperatures sometimes rising above the 120 degrees Fahrenheit. That’s hot enough to burn your hand when you touch a door knob or car seat, and hot enough to hemorrhage cheap car tires.
Palm Springs contains a variety of neighborhoods. The nature of these neighborhoods can change block to block, house to house. | Blog Video
Most homes in the area were built in waves, eras of time during the 1900s. This can be observed as bad plumbing problems in many of the houses built in the 1920s. When looking at homes of his period, always ask about electrical and plumbing issues. For 1970s construction, home buyers often find that they need to replace all of the windows.
This region is subject to flash floods. Some properties require a french drain to prevent briskly moving storm flows or accumulated ground water from intruding into the house.
Another unique facet of Palm Springs real estate is Native American ownership of much of the land — Indian land, which contains homes for sale on leased land, checkered throughout the area. Prospective home buyers must check to see if the land is leased land, or fee simple land, which means that the owner actually gets to own the land.
For those who would like to buy a house to rent out for retirement income, be aware that many landlords who attempt to make money from PS properties find that they do not make enough money. It’s not a cash cow for most. It takes knowledge and experience to make a profit from Palm Springs income properties and short term rental properties.
Some say that now is not a good time to buy a rental income property because short term tenants trash the house. They come in to party, and leave. Prospective home buyers looking at properties and neighborhoods to find that it is quiet on weekdays, but then the noisy parties erupt on weekends. Property damage and neighbor complaints are some reasons why renting out a house is not always extremely profitable.
Families in the area may find that resources are limited for parents with kids. Many of Palm Springs residents are mature singles and retirees with no kids.

For many homes that are flipped and staged, the new landscaping plants are mostly dead by August. Palm Springs is known for artists, who also come and go. They arrive here and don’t always do well. A few artists do quite well, such as the Savage Gallery. This most successful diversified artist and gallery has been selling artworks and furnishings to repeat clients, cranking out diligently with a uniquely aggressive energy and distinctive style. Savage stands out as the zestful, spirited sprite in a crowd of mostly retiring artists who are largely to be found loafing amid slackened motivation.
While many tourists and visitors enjoy shopping, swimming, hiking and biking, the long-term folks have other ideas. For many Palm Springs residents, sitting, relaxing and enjoying cocktails is the name of the game. Now, more than ever before, people go to Palm Springs to get away from it all.
Artist Brother Andy, who has flipped several homes in the area, warns about the extreme wind tunnel effect of the topography. High winds cannot be seen in photos, and the blowing comes out of nowhere, weeks or months after home buyers close escrow. Other nearby neighborhoods include Cathedral City, Rancho Mirage, Thousand Palms, Palm Desert, Indio, LaQuinta and Coachella.

Housing Market During Inflation
Housing market on fire in 2020, unsustainable in 2021 and beyond — without runaway inflation.
For 2021, the real estate market is expected to be more volatile, varied and less predictable than normal. The national housing market is now overheated as compared to five years ago. Greater Los Angeles Area single family home prices are expected to plateau, while urban condominium prices shall continue to fall. Los Angeles, New York and other big city urban center property prices have already been falling for several years.
Price inflation normally has an upward price pressure on most things, including residential properties. Inflation is correlated to a reduced value of the U.S. Dollar. The federal government and Federal Reserve have indicated that they plan to increase spending, increase the national debt, increase the money supply, increase quantitative easing and increase radical new measures to stimulate the economy and liquidity. Most of these measures reduce the value of the U.S. Dollar in the future, resulting in inflationary pressures that building up over time, which can result in sudden, unexpected runaway inflation, immediately followed by rising interest rates. | Blog Video
While the Federal Reserve chairman downplays real estate froth, Chairman Powell agrees that rapidly rising home prices are unsustainable. Many housing markets have doubled or tripled in price since 2011.
More and more economists and billionaire investors have been raising concerns about runaway national debt approaching $28 trillion, tidal wave of corporate debt and crushing personal debt. Unusually large, rapidly growing debts can indicate looming financial disaster in the form of a debt bomb explosion, which could potentially wipe out even the safest of retirement funds. High debt increases inflationary pressure for the future.
The primary counterforce keeping prices down is a declining GDP and surge in unemployment — The Greater Depression of 2020s. Stock market volatility tends to have a neutral impact on the dollar value and housing market provided that the long-term end result is near normal.
As 2021 is largely a repeat of 2020 in many ways, we can see most home prices continue to accelerate only if the federal government and Federal Reserve loosen purse strings even more than they did in 2020. These extreme measures are unsustainable, as 2020 already created price shocks in real estate and in many products while the average income went down, resulting in reduced productivity and declining net worth for the average American. Inflation is linked to inefficiencies and detrimental effects such as currency crises, shortages and decreased overall standard of living. The only way to keep pumping up the housing market is by pumping up inflation and costs of living in general.
The most practical ways to protect one’s finances, and to benefit from inflation, is by owning assets such as gold, bitcoin, stocks and real estate. Renters and paycheck-to-paycheck consumers tend to suffer the most when severe inflation takes hold.

Californians Leaving the State and Moving to Texas
The State of California today attracts poverty, while chasing away wealth at breakneck speed. The state once attracted millions of residents from other states across the country, but now, the once-golden state is losing residents faster to other states. With high taxes and high housing costs, more residents consider moving, especially retirees and younger peeps who can telecommute.
Making matters worse, the single-party echo chambers of politicians accelerate implementation of radical policies that are most closely attuned to failed socialist states, not prosperous ones. The growing exodus, brain drain and evaporation of wealth coincides with the fastest growing sprawl of homeless tent encampments and garbage piles in recent history. Virus hysteria and authoritarian government-mandated lockdown have quickened the pace of California’s decline. As if things could not get worse, the city has seen the most dramatic explosion of violent crime since the economic stagnation of 1970s.
The sour icing on the California collapse cake is composed of increasing tax burdens at precisely the wrong time, further disincentive for the wealthy and middle class to remain. International wealth guru Andrew Henderson of Nomad Capitalist advises rich folks to not even consider visiting California any more because of the growing risk of massive unexpected tax events. The result for California is continued expansion of the struggling, poor and homeless, but with fewer wealthy and middle class willing to stick around to pay for the increasing burdens. Inflation: Panic Prices and Real Estate
Pandemic price increases abound on Amazon.com, according to Financial Times.
Essential items see sustained significant price increases on Amazon in 2021, with some products jumping up many times their original price. Analysis by the US Public Interest Research Group studied 750 essential items sold on Amazon’s marketplace, comparing their pre-panic prices to what customers paid for them at the end of 2020.
Of 750 items, the prices of 409 increased by more than 20%, while 136 had more than doubled. Patio heaters, suddenly a must-have during winter lockdowns, saw the most significant percentage increase. One model skyrocketed from $150 to $699 — a 366% jump. | Blog Video
Home Prices Plateau
Despite massive federal spending, money printing and quantitative easing, some experts expect home prices to see a smaller rise this year than in 2020.
Southern California home prices and sales rose in December from a year earlier, continuing a so-called “pandemic housing boom” driven by rock-bottom mortgage rates and people needing more space to cope with lockdown.
The 6-county region’s median sales price jumped 10.1% from December 2019 to $600,000 last month, according to data released Friday from real estate firm DQNews. Sales rose 29% from a year earlier.
Real estate agents and other housing experts say the pandemic had supercharged the market. People with higher incomes who are most likely to buy a home in the first place have been relatively unscathed by the economic downturn. And some are looking for more space as some workplaces remain closed. Mortgage interest rates dropped to record lows, in part because of a Federal Reserve policy designed to stimulate the economy. Government -controlled mortgage company Freddie Mac reported the average rate for a 30-year fixed mortgage was 2.77% this week, down from 3.6% a year earlier. The drop has lured more buyers into a market in which they’ve found few homes for sale, prompting bidding wars on the most attractive homes.
Like gold, stocks and bitcoin, real estate provides a hedge against inflation. In Los Angeles County, the median price rose 11.4% from a year earlier to $700,000, while sales climbed 26%.
The upswing in the for-sale market is in stark contrast to the rental market, where struggling tenants have disproportionately been hit by job losses. The contrast shows how the coronavirus panic has exacerbated economic disparities in California, and in the U.S. at large.
Many low-income renters are behind on rent and worry they’ll eventually face eviction during a pandemic that has killed more than 400,000 Americans. The average rent in Los Angeles has also fallen as vacancies rise, in part because some higher-income renters are choosing to buy for the first time.
Stagflation, the collapsing economy with higher prices, best explains the crazy combination of up, down and stagnant prices. While it is true that some suburban neighorbhood prices went up in 2020 because families and office workers were locked down, forced to stay home more, the prices increases reflect a temporary need for more suburban style safety and more square footage due to temporary overuse of residences, not because of a long-term increase in value. Based on true accounts from actual real estate professionals in Los Angles, reports of a “pandemic real estate boom” are as overblown as other pro-pandemic propaganda that we are being forced fed by politicians and biased media. Most home values are stagnating or falling nationwide. Most urban home prices have been tumbling for several years. Commercial real estate has fallen off a cliff, as investors like Ben Mallah sell loser hotels in favor of safer properties anchored by major national brands.
Shorting oil is the money-making play as a new presidential administration confirms plans to reduce oil demand considerably by extending lockdowns and increasing regulations.

Homes with Guest Houses For Sale in Los Angeles
Duplex, Guest house and Casita generates income.
REAL ESTATE NEWS
Homes with extra units create more financial security for a brighter, more comfortable future. Add the increase in equity, choices of living standards and cost effectiveness, and the numbers make a lot os sense. It can set you up for life. That’s why duplexes, triplexes fourplexes are popular, and they can cost less per unit than a single family home.
There are all kinds of different types. There are houses with dual kitchens, with second units, with guest apartments, with converted garage, with ADU, which is short for Accessory Dwelling Unit and all these other types of multiple units in a house. #guesthouse #grannyflat
One example is the triplex house where my family lived when I was born. It was a duplex house that also had an apartment over the triple garage. There was no complete multi-unit homes for sale listing category then, and there is still none today. It might be listed as a single family home, or it might not. It might be listed as something else. There’s a very good chance it’s going to be listed wrong. So those are some of the reasons why these multi-unit properties are not easy to find. There’s a pretty fair number of these out there in Los Angeles and across California, but they’re hard to find. #guestapartment
Here is a list of some of the most popular of these multi-unit income kinds of income properties, along with their popularity score:
