We did IT! We sold everything including our house and most of our belongings and we moved into our 20' travel trailer along with our 2 dogs Willow & Zoey (the 2 rebels) and a 15-year-old cat Boo. We've been on the road now for about a week and a half and so far, it's been great! We started out by heading to our newly purchased 36 acre property in Cochise County Arizona where we staked out the property lines along with our driveway and house site. We've got a tractor guy coming to do the grading while we are on our extended road trip.
So far, we've been to see Tyler (the 23 y/o kiddo that just moved to Tempe), Sedona, Arizona, Lake Powell, Arizona, Capitol Reef, Utah! We have done a TON of hiking and getting to know our trailer better.
The plan is head up to Western WA where Keri has family that we will visit and then drive down the Pacific Coast and then head back over to Arizona when the real work begins! We wanted to take this time to rest and recuperate before starting the work on the property.

The main reason we decided to do this is because we had been keeping the litter box under the bunk bed and we are going to be converting our bunkhouse to a storage room and storing clothes and food in there and we didn’t want the litter sharing that space.

Last week on Thursday, 4/28/22, we made the move from our house to our small RV. We did this because our house listing went live for showings on 4/29/22 through 5/1/22. The great news is that we received 4 very solid offers by Sunday evening and we are now officially under contract!
In the meantime, we’ve been in our RV for the last week and we are learning A LOT because we had never taken it out before! We had A LOT of stuff go wrong and we also had A LOT of stuff go right, but today’s video will be focusing on what went wrong and we are also going to show you a few modifications we did in the first couple of days.
We unfortunately discovered that the RV dealer we bought this used RV from did not blow the water lines out like they told us they had when we bought it at the beginning of winter last year :-\ So, we had 2 broken pipes to fix. We also had a broken carbon water filter housing that had been broken when who ever removed it last…this also caused a massive water leak! Unfortunately, we could not get the right parts to fix the leaks, so Doug did some modifications and we now can use our water :)
We also decided to swap out our factory installed toilet with a composting toilet. We went with the Nature’s Head and so far we love it. It was also easy to install and we will show you that in this video. The other quick modification we did was installing a cat door for our kitty, Boo, to be able to easily access her litter box that’s under the bottom bunk bed.
So, there we go…our first week in our RV! We are still together, so that’s a good sign, right?! :)

Mosaic benches can be a great way to add permanent seating and express your creative side! Here, Douglas made an outdoor garden mosaic bench out of scrap bathroom tiles from our house. This can easily be made from sandbags, earthbags, bricks (which is what Douglas did), or rocks. He filled in our mosaic bench with sand and then covered the outside with concrete. He then inlaid the broken pieces of tile in a whimsical oceanic themed pattern in muted colors. Once we are in Arizona, he cannot wait to use the brighter more vibrant colors for our future projects! Enjoy!

Hyperadobe Off Grid House Design | Developing The Property | Episode 23 #offgrid #homesteading

We are working on the initial design of the house and here is what we will cover today:
1. Location of the house with the contours of the land and tracking the sun.
-We want to maximize the sunlight in the Winter
-There will likely be no windows on the hill side of the home to the North.
-We will locate the house on a slight incline about halfway up a hill for good drainage.
-We are maximizing the incredible views to the South and to the East on the property.
-We are making sure to stay far away from neighboring property lines.
2. This plan is not set in stone! We have already changed the plans
several times and this is the one we like best so far.
3. We have decided to incorporate Zone 2 inside and around the
immediate outside of the house. This is for protection of the plants we will
have in there as well as provides a safe space for our doggos :)
4. In Episode 15 we talked about the possibility of having the cistern
inside of a shed and after more research and great feedback from our
watchers (thank you!), we have decided against that and the cisterns on
the property will be freestanding.
5. The first structures (after the driveway and fence) we will be building
will be on the West side of the property which will be the tool shed, cistern,
and the guest house.
6. This plan doesn’t have the windows or covered walkways included
and we also are not going to talk about heating/cooling yet because we
have not figured that all out yet!
7. We plan on terracing the house according to the slope and contour
of the property…we will know more about this once we are physically on
the property which should be very soon!

Here we are 2 days before our house gets listed on the Real Estate Market! We are doing a quick tour of our house, where we have done our past videos, and our permaculture backyard. Moving is definitely bittersweet because we have put a lot of love and heart into developing our property here in Denver. The backyard has been where we have focused on developing amazingly rich soil for growing and have had great success. We have raised 2 kids here and have made many wonderful memories :)

We brought back some dirt from the newest property purchase and did the standard water/soap test. We decided to run to the hardware store today and pick up an inexpensive soil test kit (cost about $15). We purchased the Rapidtest by Luster Leaf at Home Depot and it was easy to use.
What we discovered is that our soil is exclusively alkaline which means we won't be growing blueberries, but cactus, stone fruits, and cruciferous veggies. The soil also has sufficient potash which means they will be able to intake nutrients, but will not be bright green and shiny due to a SEVERE lack of nitrogen and seed and fruit quality will be low and sterile without intermittent use of natural nitrogen and potassium amending. Not a horrible situation, but one we will have to fix to grow food the way we want. This is a trade off for the great view we suppose, but it's fixable with time and hard work!

Livestock Guard Dogs can be an integral part of protecting your livestock and can help defend things like sheep, goats, calves, chickens, ducks, and other poultry. They can help protect against predators like coyotes, foxes, bobcats, wolves, and mountain lions. Also, consider getting one to safeguard against predators from the air like hawks or other common predators like raccoons, skunks, and weasels that will go after poultry.
Something important to consider is that LGDs are not bred to be good family pets AND LGDs, so know that going in. They are also not great with other dogs, but that can be an advantage in keeping stray dogs off of your property. These dogs typically live outside year round and they have developed characteristics that keep them from bothering livestock and also are not prone to try to kill or eat them. They are usually very big, over 100 pounds and are friendly and devoted to their owners.
Certain breeds of LGDs are better for certain types of livestock. For example, sheep and goat guard dog breeds may be different than what you would use for smaller animals like rabbits or chickens, so that’s important to think about. You don’t have to get a purebred LGD…many people say combining two different breeds brings out the best of the protective qualities in the dog. Livestock guard dogs are bred to live with livestock without any direction from humans.
Many people every year choose a dog and then later need to rehome it (or even worse, turn it over to a shelter) because the did not research the characteristics or the needs of the dog well enough. Do your research and know what you are getting into before getting a dog, so you don’t contribute to this problem. Remember that instinct cannot be trained out of a dog! If you can meet the parents of the puppy you are looking at, that is always ideal because often negative traits, like aggression or unfriendly behavior, can be passed onto the offspring even though it might not be evident in that cute little playful puppy!
You’ll also want to consider the climate for your LGD because some of the double coated dogs would not be comfortable at all in a hot climate like Arizona. These dogs are living outside 24/7, so this matters a lot. Also, try to avoid rescue dogs to use as an LGD because typically you will not be able to get the health history, parental temperament history, or behavior issues on a rescue dog. Typically, when you use a breeder for your LGD, all of these important pieces of info are available to you.
Here is our list of LGDs that do better in warmer, dry climates that we will be considering…they are not in any particular order:
*Anatolian Shepherd (also called a Kangal): They weigh between 80-150 pounds and average 2’3” to 2’5” tall. On average they live 11-13 years. They are known to be very intelligent, independent, and are very loyal. You should note they can also be very stubborn. They are good with kids. They shed a lot, so make note of that. This is a dog that you will need to train and socialize well.
*Maremma Sheepdog: They weigh between 65-100 pounds and average 23.5” to 28.5” tall. On average they live 11-13 years. They are known to be devoted, independent thinkers. They are intelligent and make good family dogs if they are socialized and trained young. They require fencing because they tend to want to wander.
*Spanish Mastiff: They weigh between 140-220 pounds and average 26” to 35” tall. On average they live 10-12 years. They are known as gentle giants and do well as a family dog. They tend to be strong willed and need their owner to use firm training.
*Central Asian Shepherd: They weigh between 88-110 pounds and average 24” to 28” tall. On average they live 12-15 years. They are known to be affectionate, playful, and protective of their family. They need to have a secure yard because they tend to wander.
*Akbash: Weigh between 75-140 pounds and average 27” to 34” tall. On average they live 10-12 years. They are known to be loyal, alert, and intelligent. They need a lot of space and are very good with kids. They are friendly with their family and very protective.

We have big news to share!
Announcement #1! They accepted our offer on the 36 acre parcel near Tombstone…yay!!! We are so much happier with this piece of property for so many reasons, but the main two are that it has amazing access with roads that are maintained and it has a community well that we can access once we get there. We are also pretty excited about having so much more space to work with!

Announcement #2! We are selling our house! For a while we were thinking we would try to keep it as a short-term rental, but as gas prices and the economy have continue to decline, we made the decision to put our house on the market. Today is April 2nd and we are working hard to get it listed by May 1st. With this decision comes the decision for Douglas to quit his job. This was a huge decision because he has worked in the same industry for quite some time and that means letting go of some security. Although we do not outright own our home, we will make enough to get us started on the road to self sufficiency. We estimate we have 4-5 years to get things self-sufficient and hopefully have a few businesses up and running so that we can stay out of the rat race :)

This is going to probably be the first of many epic fails that we will be sharing with you so hopefully you don’t make our mistakes!
In Episode 6 we revealed that we bought 10 acres in Cochise County Arizona and how excited we were. We committed to buying the property and when we got to it to walk it, we had a little trouble getting onto it. We were assured that there was legal access and we did know about a 30 foot easement that ran along the eastern edge of the property. That same eastern edge backed up to State of Arizona State Trust Lands. We thought we would easily be able to gain access through those Trust Lands because they were only used for grazing. We spent about $900 on all of the application fees and ended up being denied since there was “legal access”. That legal access was going to be impossible for us to get a car over it much less get our RV over it!
We had been getting an uneasy feeling about this land and when we heard about the State also denying us, we took it as a sign to move along before we spent much more money or wasted more time! So, it was back to the drawing board and there wasn’t much to choose from in Cochise County. We found three parcels that were all around 40 acres and we headed out from Denver to Drive to Arizona on a quick weekend trip…14 hours each way…ugh! Anyhow, on the drive there we found out one of the lots was under contract already. When we got to the second lot, it was impossible to access…it was down a mile long ungroomed sand road and would have been too difficult. The third lot was the ticket! It was beautiful with slight rolling hills, in a neighborhood of other 40 acre parcels, and had fantastic access…we fell in love with it! We are making our offer this week and will keep you posted :)

Best Construction Types For The Desert | Which Ones We Considered | Episode 15 #Offgid #Homesteading

We considered 3 different types of construction for our desert homestead and here is a list of the pros and cons for each.
TRADITIONAL CONSTRUCTION: This type of construction we are most familiar with. We would include tiny house and shed to home conversations in this category.
PROS: Hold their value, better for resale, easier to find supplies for build, easier to find blueprints/plans, most widespread appeal.
CONS: The desert climate can be tough on wood because of the sun and wind, supplies to build are expensive (especially at this time due to the supply chain constraints), not very natural disaster proof, some building supplies can be very toxic and it’s not as environmentally friendly of a construction type.
RAMMED EARTH CONSTRUCTION: We LOVE the look of rammed earth and it’s what we started out thinking we would do.
PROS: Anyone can learn this type of construction, durable and holds up
well in the desert elements, can be inexpensive if your property has the
right type of soil, fire and moisture resistant, non-toxic, versatile, great pest
protection.
CONS: Needs additional insulation to be efficient, unforgiving construction (so if you mess up a wall it’s difficult to fix!), limited to single story and flat walls, very long cure times when compared to earth bag construction, can be difficult to get a construction loan, and this type of construction can get very expensive to build.
EARTH BAG/HYPER ADOBE BAG CONSTRUCTION: We chose this type of construction for our off grid homestead property in SE Arizona.
PROS: Inexpensive to build, easy to learn to build, convenient because we can use our own soil, natural disaster resistant including fire, wind, moisture, bullet proof, durable, versatile in that you can have curved or flat walls, nontoxic.
CONS: Your soil must be just right for this type of build, it’s labor intensive and time consuming, you are limited on size for structural reasons, you may have trouble with flat furnishings fitting up against your walls like you may be used to.
THE BAGS WE CHOSE: We priced out individual earth bags versus hyper adobe style continuous bags and decided to go with the continuous bags. The two main reasons for that are that they appear to be “quicker” to build with and also they tend to be more structurally supportive for cisterns and that will be one of our first projects.
Because of the supply chain crisis, we decided to go ahead and purchase 2 rolls of Volm Companies Red Adobe Tube Netting. Shout out to Tiny Shiny Home on YouTube who recommended them and it was a solid recommendation!
At the time we purchased these 2 rolls in Feb of 2022, an 18 inch wide roll that is 1,640 feet long cost us $378 each (including shipping). Each roll is 18 inches wide and 25 inches in diameter and weighs about 46 pounds, so not difficult to move around or store. When we ordered the rolls, they shipped from Wisconsin and they arrived at our house near Denver just 2 days later! We are trying to figure out if having the cistern inside the shed will give it more protection from freezing temps or if we should have it outside the shed so that we have more useable floor space in the shed. The county guidelines on floor space in order to build without a permit is 200 square feet. We appreciate your input!

Plans For Our New Property | Initial Thoughts & Ideas | Episode 13 #Offgid #Homesteading
After finally getting onto the property, we have some initial ideas we want to share. Here they are broken down:
ACCESS: Let the buyer beware! We thought the Google Earth PRO map we were using was accurate enough that we didn’t need to walk the property before putting in an offer/down payment. Well, we were wrong! What looked to be a 2-track 4 wheel drive road was actually not passable because a section of it had washed out. So, don’t be like us and make this mistake :)
MAPPING: As above, don’t rely on maps to know if you’re property is accessible…we would always recommend walking it!
FENCING: There are a ton of free range cattle in the area. Arizona is a “fence out” state, meaning it’s the property owner’s responsibility to keep cattle off your land, not the cattle owner’s. We are going to researching fencing, but may likely go with a 9-wire electric fence that is solar powered. More on that at a later date.
PERMACULTURE: Douglas is very knowledgeable on permaculture. We will be building this property based on that. Zone 0 is where your home is, Zone 1 will be where the kitchen garden is, and Zone 3 will be small livestock. We will literally be working our way from the inside out.
MINOR REGRADING: We are waiting on a Right of Entry Permit to be approved from the State Land that borders the east side of our property. We determined that was the easiest way to access the land. We will need to do some minor regrading along this as well as where we will be setting up an RV to live in on the property…nothing too crazy. We may purchase a tractor or we may just rent one.
WATER: It always comes back to water! We plan to place a small cistern that’s on a trailer to get us started. We can get this filled until a more permanent, larger cistern is in place. Along with the fence, we will also start construction on an earthbag cistern.
LIVING QUARTERS: While we are on the property either living full-time while we build or living for 5-10 days at a time during our vacations, we will be living in a small travel trailer. We plan to utilize one of the local RV parks until we get the land improved enough to get the trailer onto it.
RIGHT OF ENTRY: We did get the application filled out in December 2022 and we did hear it made it past the first step, so we will keep you posted on this!
SOLAR POWER: We decided we are going to go minimal on the solar power at this time. We want to minimize the amount of electricity we are reliant on. Of course, this could change once we get going, but it makes more sense to us to be more old school.
LIGHTING: As above, we will use some self-contained solar lighting, but also love using oil lamps and candles.
WHY THE DESERT: We have always loved the desert and actually the Denver area is considered high desert, so it’s not as much of a climate change as you might think…it’s just warmer where we will be landing. The price was amazing and we believe if we plan this right, it’s going to be great!
EARTH BAG CONSTRUCTION: We have been researching natural building materials for the desert. We love the idea of earth bag construction and are looking forward to studying it in the upcoming months. It’s a renewable resource, is already present on our land, is as solid as concrete if mixed and installed properly, and will outlive any wood structure in the desert. It’s also VERY economical and that’s important.
RELOCATING: Douglas has studied where to relocate to in the case of a natural or man made disaster and believes the desert will be the last place that the masses flock too, so we feel like this is a big benefit too.

Locating Our Property | Arizona Off Grid Land | Episode 12 #Offgid #Leavingthegrind #Homesteading
We finally made it onto the property! We learned a lot, especially that just because it looks like a “road” on Google Earth, doesn’t necessarily mean that it is! There are a lot of washes and 2 track 4 wheel roads, so make sure you check that out in advance. We made that mistake and would recommend always walking your raw land before making a down payment or commitment to buy!
The good news is that the property is exactly what we expected. It is pretty much a perfect square. From the SW corner to the NE corner there is a 9 foot drop in elevation. We were able to measure this on Google Earth Pro in advance. There are lots of shrubs, cactus, and trees on the property. We also ran across some of the open range cattle we have been hearing about :) There is a nice diagonal wash that goes right through the property and we plan on harnessing that into swales and berms to direct the natural flow of water from the nearby mountains.
We are pretty sure we will be starting off with a fence around our “zone 0/1” area which, in permaculture, is the area frequently visited where your house is along with your kitchen garden and greenhouses. We haven’t decided yet on what type of fence, but are leaning towards a barbed wire for affordability.

Soil Testing Our Off Grid Homestead Dirt | How To Read An At Home Soil Test | Part 2 Episode 8
Today is part 2 of 2 about soil analysis and today we will show you how to do a basic free soil analysis at home and show you the results of our new homestead property.

READING THE LAYERS:
Top Layer: These will be your organics. Our test showed we had very little organics which was not surprising. We will know that we will have to amend our soil with compost, manure, and other organic materials.
Second from Top Layer: This is going to be your clay content. We were very happy to see we had approximately 30-40% clay content. This is great for building rammed earth, earth bag, and hyperadobe bag homes.
Second from Bottom Layer: This is going to be silt which is comprised of rock and mineral particles and is typically smaller than sand.
Bottom Layer: This is going to be your sand layer. Our soil looks to be about 50% sand which we are very happy with! We were hoping for that ratio of 1.5-2 parts sand to 1 part clay…yay!
Now we want to respond to a viewer comment: In Episode 6 Mike P brought up a good point when he said “If you are not going to live there you need to think about vandalism. It would be bad if you start on your house and vandals destroy what you start.” This is excellent advice and we definitely will cover that in a future video.

What is a soil test and why is it important? A soil test, or soil analysis, is measuring your soil’s nutrients, physical, chemical, and biological properties.
We took a sample of soil from our property because it was important for us to know soil structure and drainage for growing and clay to sand ratio for possible use as a building material.
There are many reasons for needing a soil test:
For growing crops and knowing what your soil needs/amendments and to see if there is obvious visible mycelium in the soil.
Erosion/retention/absorption/compaction/contaminants; movement through clay, sand, loam, etc.
Using the soil as a resource for a building material (1.5 to 2 parts sand to 1 part clay); swales & berms
It may be required for your building permit and it could be required for a septic or well.
When should soil testing be done? Soil testing can be done any time of year, but fall is preferable.
Wondering how to get information about your soil?
1. Perform a free at home soil test. This will only show you a few of the physical properties of your soil including organics, clay, silt, and sand.
3. Check with your county because they may offer free or lost cost testing or information.
3. Order a professional soil analysis. This is a chemical process that is much more robust and will show you your soil’s nutrients, physical, chemical, and biological properties. They typically cost $800 - $2200
4. Often gardening centers have inexpensive soil testing kits for around $30.

HOW TO PERFORM A FREE AT-HOME SOIL TEST
What you need: Your soil (about a cup is adequate), a glass jar, water (about 1-2 cups is good), and some liquid dish soap (around one-quarter to one half a teaspoon).
Add the soil, water, and liquid dish to the glass jar and stir well to come. Let the jar sit for a minimum of 48 hours (or until the layers settle).

Off Grid Property Search | Where We Bought | We NEVER Expected This! Episode 6
Hello and welcome to Episode 6! We purchased property in Arizona and here are the main factors that went into our decision:
*AZ was the top 3 for affordability per acre between AZ, TX, and AR
*Cost of living and tax affordability; low income tax rates, low sales tax rates, and low property tax rates.
*Stable climate with lots of sun, limited freezes, and grow zone of 8+ to grow apples, apricots, pears, peaches, cherries, plums, oranges, grapefruit, bananas, figs, lemons, tangerines, kumquats, pomegranate, jujubes and nuts like pistachio, pecan, almond, hazelnut, chestnut, and walnut and also edible cactus like agave, dragon fruit, prickly pear, and many others.
*Lenient building codes for Cochise County and Opt Out Permit for nontraditional structure building. Also, you do not need any type of permit to build something under 200 square feet.
*Politics and gun laws including that Arizona is mostly a purple state, but leans more red.
*They are a Castle Doctrine state and state laws effectively allow people to stand their ground. There is no duty to retreat before defending yourself if you are in a place where you may legally be and you are not engaged in an unlawful act.
*No permit needed for concealed carry or open carry.
*Low number of natural disasters with things like wildfires, flash flooding, dust storms, and drought, but no tornadoes, large earthquakes, or tsunamis.
*Available Natural resources: Sun, minerals, trees, monsoon rains, a lot of game like deer and pigs, especially Birds including turkey…availability of sand and dirt for alternative construction like rammed earth homes, hype adobe homes, earthbag homes, and adobe homes.
*Proximity to our current address of 8-10 hours and close to the large City of Tucson about 1.5 hours away including airport access.
*Proximity to the ocean…this was our UNEXPECTED BONUS! It’s only about a 4-5 hour drive to the Gulf of California/Sea of Cortez. The Puerto Penasco area is known as “Arizona’s Beach” and it’s where people from Phoenix & Tucson vacation regularly with their family…it’s incredibly beautiful and has great access to fresh seafood.
*Low population density in Cochise County which means very little traffic, low air pollution levels, and low light pollution for stargazing
*Small business friendly: Cochise county is very small business friendly and so is the State of Arizona.

We are Doug and Keri and we are starting the process of moving from a "normal" life in the suburbs of Denver to an off grid life!
In this video we are going to compare Texas and Arkansas…Here is what we found:
Arkansas:
*Climate/temperature/Natural Disasters: Arkansas and warm and humid. Natural disasters
include tornadoes, flash floods, hurricanes, wildfires,and landslides.
*Grow zone: 6-8
*Proximity to our current address: 15+ hours
*Natural resources: Sun, trees, water, game
*Political affiliation: Republican state.
*Taxes/Affordability/Cost of living: It is relatively tax friendly because Social Security income is
completely tax exempt, but the state does have some of the highest sales taxes in the country.
Arkansas is ranked 14 with 1 being cheapest and 50 being most expensive, so it’s in the less
expensive part of the country.
Texas: (east Texas)
*Climate/temperature/natural disasters: Hot and humid, can have wildfires, floods, hurricanes,
tornadoes, and drought.
*Grow zone: 8
*Proximity to our current address: 15+ hours
*Natural resources. Sun, minerals, game
*Political affiliation: Republican state
*Taxes/Affordability/Cost of living: Texas is a tax friendly state with no income tax, but property taxes can be some of the highest in the country. Texas is ranked 15 with 1 being cheapest and 50 being most expensive, so it’s in the less expensive part of the country and You will pay about ⅓ more than the National average for the rest of the country.
