How does it make you feel to hear that only six percent of all of the listings in Sarasota County in the last week actually went under contract?
I’m Steve Martin Smith, and this is your weekly market update.
At this moment, there are 3,331 active listings. When you look at the numbers above my head here, you see that 209 went pending in the last seven days. So that number is 6%, which also means that 94% of the people trying to sell their house didn’t get it under contract last week. So as a buyer, realize that we are absolutely full blown back into the land of negotiation. This is how real estate had been done for a long, long time before 2020, and it is how it is being done again today. When you look at a list price, you do not need to ask if they are negotiable. If they want to sell their house, oh, they’re negotiable. That’s just the way it is, it is the market we are in.

Who Pays the Commission in Florida Real Estate?

A man was in my wife's open house today and proceeded to tell her how when he buys a house that he only pays 2% commission, and if he were to buy this house, that is all he would be paying. Well, my wife tried to explain to him that he probably wouldn’t have to pay any commission at all to buy this house.
He wouldn't even have that conversation. He knew best. He was only going to pay 2%, so he left as
ignorant on this topic as he came in.
Well, you on the other hand, you're watching YouTube shorts about real estate, so you may actually
want to know some of this information. In a nutshell, the commission is an agreement that happens in writing between the brokerage and the owner of the house who's selling. That is what commission is and the seller is expecting to pay that full commission to all parties involved. What’s in writing is what' going to happen, and commission cannot be part part of a contract to purchase in the state of Florida. Well, you know that now. He still does not.
