Dems Intro Bill Banning Hedge Funds From Owning/Buying Homes: Housing Bubble 2.0 - US Housing Crash
This is an important video to watch. The Democratic Party introduced a Bill that would ban Hedge Funds and other large Investors from Owning and Buying Single Family Homes. The premise behind this bill is to broaden Housing Affordability and increase access to accommodation, however I think that this is really a bit of a Red Herring and the true purpose is to open discussions with the Hedge Funds, who will push back on this of course, and then pivot to focus on the smaller / Ma & Pa Investors, who account for approximately 20 Million rental units across the country (SFRs, Duplexes, Triplexes, etc.). The "smaller" Investor does not have a voice nor do they have influential relationships nor can they afford to hire attorneys and lobbyists to help protect their interests or even try to level the playing field. As I have mentioned numerous times before, Socialized Housing is the ultimate goal.

The title on this article caught my eye, and I have seen and experienced this on a first hand basis. Trailer Parks, RV Camp sites and Mobile Homes have now become today's Affordable Housing. People are so desperate to find some sort of accommodation / shelter that they have no other choice but to settle for what they can afford. Today is the last Tuesday of the Month and that means the Case-Shiller US Home Price Index is published for the month of September 2023. FYI - due to the nature of the analysis and calculation, this statistic is 2 months in arrears from today. The Index gave us a modest Year Over Year increase in Home Values, with 17 out of the 20 Metros in the 20 City Index showing positive value increases. The Housing Market is seeing continual increases in value, however overall Home Sales are down to historic levels. Additionally, the distressed properties that are sitting idle in the Shadow Inventory have not been been able to make any impact to the pricing or overall values as of yet. That volume is still bubbling under the surface and represents a vast opportunity for everyone to acquire below market pricing.

The poor economy and the aftermath of how we "do things" once again affects others and their everyday lifestyles. Google had plans to build out the local San Francisco / San Jose area with approximately 15,000 houses plus office and retail complexes. The thought, or goal, which was announced back in 2019, was to offer their employees Housing benefits in order to help reduce the costs of shelter for its workforce. Those plans were shelved this week by Google, stating that the environment had changed and that those plans were no longer feasible. Recent Case Shiller US Home Price Index for August 2023 was released yesterday. There was another slight increase in home values with respect to the National Index. Some metros that have suffered over the past number of years (and as a result of the previous Housing Crash) are showing modest increases whereas other locations still find themselves on the downward path. So the most recent (June 2023) Case Shiller Home Index Report informed us the the US Housing Market Has Flat Lined. The National Index did not increase or decrease on a Year Over Year basis.
Half of the Metro locations in the Top twenty were negative, with a handful of locations trending towards a negative in for the future. The summer selling season is pretty much over and we should see the results of an underwhelming summer market reflected in the next couple of months.

Yet another proposal that will kick the proverbial can down the Housing Road event further. It appears that Homeowners that are delinquent on their Mortgages are not able to utilize loan modifications to solve their issues as the current interest rate structure has resulted in the "new" payment actually becoming more expensive than the payment they originally defaulted on. The irony is obvious as The FED has raised and kept interest rates high in order to curb inflation, which is now prevented solutions for Homeowners. The "proposal" is designed to take the arrears and convert that amount into a zero interest subordinate loan which would be payable upon property sale/transfer or Re-finance. That sounds great provided Housing values reverse course and start to rise.

Case Shiller Home Price Index released for March 2023. There was an ever so slight increase in values (less than 1%) across the board on a year over year basis, so of course there are many that are now saying that the Housing Market has finally bottomed out and it will be onward and upward going forward. That position is short sighted as there are still many Metro Housing Markets that still are posting annual declines in value.
