50 Year Mortgages & NO Credit Score Checks – What Does This Mean for Home Prices
I found this to be interesting. I respect his views.
Fannie Mae is dropping its “credit requirement” of relying on credit scores.
What does this mean for the lenders, the buyers, home inventory, and home prices?
Well, Wayne Turner goes through all of these in good detail.
On November 16, 2025 Fannie Mae eliminated the credit score requirement aspect of being approved for a home loan.
The Lenders who sells loans, buys mortgages and sells them as Mortgage Backed Securities.
If you have gone through the home purchasing process it is likely that the owner of your mortgage has changed several times as it is constantly being “repackaged” and sold, time and time again.
That is how a BUBBLE forms, in my opinion.
Lenders won’t be using the software with the algorithms that analyses credit scores, but now it will be on an “Individual” basis where a person will go over your credit history and make the evaluation of it one is qualified or not for a home loan.
*Note: We’ll see how long this works, as I believe they are setting up AI to do it all in the very near future.
Another noteworthy fact – Medical Bills under one year old and under $500 will NO longer show up on your credit report.
Wayne says that all medical bills will be removed, not true as in July a court Judge reversed this ruling but it is as stated above, med bills under one year are not on it and bills under $500 will not be on it.
Wayne says there is “Never” a bad time to buy a house. I respectfully disagree.
Many home builders will finance and give you decent deals.
Wayne says to look for Foreclosures.
People just need to be aware of how the market works. The gov is driving prices sky high, in my opinion. Yes, we the people have a LOT to do with it because we are “willingly” overpaying and that causes ALL real estate taxes to skyrocket.
Assessors use home purchases within a 3 mile radius, (differs from states and counties) to assess the value of home and place a tax valuation on it.
The median age of a first time homebuyer is the highest it has been in 45 years.
The median age of a first time homebuyer is 40 years old now.
5 years ago, this median age was 33.
Inflation and interest rates are making younger ones more vigilant on taking on loans that they may not be able to afford.
50 Year Mortgages – Are they good or bad?
It will put the Bank at a Higher Risk, which will put the Interest Rates higher.
It would likely be in the 8% range, which is flat out ridiculous.
I was always for finding the Lowest Interest Rate and the lowest term, like 15 year – fixed rate of 3%.
I believe these 50 year mortgages are a flat out DEBT TRAP.
Plus, do we really own our houses?
Do we have “ownership” anyway?
If we pay our house off do we have “Allodial ownership?
Allodial title is the absolute ownership of property without any obligations to a superior landlord, meaning it is free from taxes, liens, and claims from the government.
NO, we don’t receive an Allodial Title and most probably are too uneducated to even know what or how to get one.
We receive a Deed of Reconveyance or a Satisfaction of Mortgage – the Warranty Deed doesn’t mean we own the house, it is just a transfer tool to sell and buy.
An Allodial Title means you really do OWN the property and you are NOT subject to governmental powers, such as Eminent Domain and Taxes.
When you are subject to the government deciding one day that your home sits on a piece of land that could be of better use to the government, you really don’t even have jurisdiction over your own home.
Why you are subject to losing your home if you don’t pay taxes?
Think about it, you really don’t own your home – even it’s 100% paid for.
Licenses are also just a “contract” that says you “comply” with the government b.s. policy.
