🚓 Sheriff’s Department 🚨 update: The tenant 🏃‍♂️💨 is dodging service... 👀 Time for a new strategy!

Got an update today from the Sheriff’s Department about serving a tenant their Summons for Money Owed.

Looks like the defendant is on to us and has been avoiding contact with the deputies. That means the serve hasn’t been completed yet, which stalls the case from moving forward.

💡 Here’s why this matters:

📑 Without proof of service, the court can’t proceed with a judgment.

👀 Some tenants will actively dodge the Sheriff to try and delay the process.

⚖️ As property managers, we then have to develop a new strategy to ensure they’re properly served.

👉 Options from here:

Certified mail (requiring a signature for delivery).

Alternative service methods allowed by the court.

Rescheduling with deputies for better timing.

At the end of the day, it’s about staying one step ahead. If the tenant is dodging, we’ll adapt and make sure the process is completed. Because when rent goes unpaid, the rule remains simple: No Pay, No Stay.

The Sheriff’s Department gave me the update, and now it’s time to move forward with Plan B.
