In Texas, you are looking at about two years before they will foreclose on a tax default. You need to be in contact before that point, but not necessarily too much before. When analyzing these deals if the debt is much lower than the as-is value you can just go for it. If the taxes owed makes it less equity upfront you may want to reconsider the deal.
